I make it easy, that’s why. Everything we do will be systematic and virtual from home tours, meetings, inspections, etc… I’ve represented many families and individuals who were looking to relocate to Detroit, MI. Ive relocated clients from Japan, California, Texas, Germany and many more places in my 17+ yrs. Our first step will be to set a video call, chit-chat, identify goals, synchronize schedules, and set a start-date. All documents and agreements are virtually signed. See? Easy!

The Process

Meet & Greet
First things first, a quick video call so that we can take a minute to get acquainted, discuss and identify your goals, wants, needs. Sync schedules, submit pre-approval or proof of funds, sign agreements and set a start date.

Pre-approval
During our meet and greet I will give you a few recommendations on loan officers and mortgage brokers that you may contact if you’d like. A pre-approval or proof of funds will be necessary to begin the process.

Earnest Money Deposit
You will need to have your earnest monies ready to put down on the home of your desire before we place an offer on a home of your choosing, this will be necessary when you submit your offer to purchase a home. Earnest money deposit is typically 1% of the purchase price.

Set and Sync Our Schedules
Once we’ve agreed on recurring days and time to view homes we will set a start date. I can set up automatic emails that fit what you’re looking for in terms of homes and areas or you can continue to use Redfin and Zillow to identify addresses you’d be interested in seeing.

Virtual Showings with Batch Addresses You've Provided
You will send emails to my by replying to the same thread with the addresses of interest and I will schedule appointments for the next upcoming tour date and time. Unless otherwise agreed will likely see no more than 4-5 homes each tour. Following the system is your only job, I will do much of the heavy lifting.

Place an Offer
Once we’ve identified your home we will discuss terms and details and place an offer on the home. I will write the offer in accordance with your wishes, send it over to you for review and submit the offer to the listing agent. Once the offer is accepted. We will move into inspection period which may span 3-7 days depending on the property.

Inspection
We will now seek to inspect the home as well as any other due diligence during the limited time specified in our contractual purchase agreement.

Appraisal
After we’ve completed inspection we will then proceed to Appraisal. Your lender (if not paying cash) will hire a third party pro to provide an evaluation of the home and it’s value in reference to our contractually agreed upon purchase price

Underwriting
After appraisal is in and inspection is complete.Your lender will confirm it’s receipt. You are getting very close to closing the deal at this point. This period is a quiet time overall and your lender will be in the process of verifying buyer, seller, and property information. Keep your important personal documents handy because anything could be needed at any point during this process.

Clear-to-Close
During the underwriting process we’’re essentially waiting for the lender to give you and your title company the clear to close. Once the CTC is in all parties will schedule a closing date and time with their respective title companies.
